Why owner leads drop

- −46%

Google searches for 7 generic property management terms, Chicago area, year over year. −43% in the US.

- 0.5% → 12.1%

AI sent 0.5% of visits to one site, but 12.1% of its signups. AI traffic is small, but it buys.

An owner who asks AI for a manager gets 3 to 5 names, not 10 blue links. If AI does not know your company, that owner may never hear your name. We think part of the lost search demand went to these answers. That is a hypothesis, and we test it each week.

The questions

## What your owners ask AI

We track questions like these every week, on ChatGPT, Gemini, Claude and Perplexity. For each one we record if the answer names you, and if it links to your site.

- “best property management company in <city>”
- “property manager for my single-family rental in <city>”
- “property manager that handles Section 8 tenants”
- “how much does property management cost in <city>”
- “is it worth hiring a property manager for one rental”

How it works

## Indexed → Found → Mentioned

- 01

### Indexed

Google, Bing and AI crawlers can read every owner page. We fix crawl errors, sitemaps, canonical tags and slow pages.

- 02

### Found

Your site answers the exact questions owners ask: fees, contracts, screening, Section 8, your cities. One page per question.

- 03

### Mentioned

ChatGPT, Gemini, Claude and Perplexity name your company, with a link, when an owner asks for a manager in your city.

- 1.

Send one sentence.**Tell us your goal by email. Example: “Owners in Chicago find us when they ask AI for a manager.”

- 2.

We take a baseline.**We ask 4 AI engines your owners’ questions and record which managers they name. No baseline, no proof.

- 3.

One checked change a day.**Agents draft a page fix, an owner answer or a listing update. A person checks each one before it ships.

- 4.

A report every Monday.**Which engines named you, for which owner questions, and what we changed. Short, with numbers.

Case study · in progress

## Fridman Properties: the baseline before the work

We moved a Chicago manager’s 90-page site to a fast static stack and kept every URL, word and SEO tag. Then we asked 3 AI engines 24 owner questions. Outside its own name, AI named the company in 8 of 132 answers. We publish the plan and the baseline now, and the results at 90 days. Related party: the owner is also the CEO of MyRemotely, a partner of ours.

## Ask AI what your buyers ask

Type your city. Open each question in an engine and read the answer. If your company is not in it, the buyer may never hear your name. This is the first step of our audit.

Questions

## GEO for property managers, answered

### What is GEO for a property management company?

GEO (generative engine optimization) is the work that gets AI assistants to name your company. When a landlord asks ChatGPT who should manage a rental in your city, the answer lists 3 to 5 companies. GEO works to put yours on that list, with a link.

### Why do property management companies get fewer owner leads from Google?

Part of the search demand moved. Searches for 7 generic terms such as “property management chicago” fell 46% in the Chicago area and 43% in the US in one year (Keyword Planner). We think part of this moved to AI answers. That is a hypothesis, and we test it each week.

### How is GEO different from SEO?

SEO gets your page into the Google results. GEO gets your company named inside the AI answer. GEO needs SEO first: 76% of AI Overview citations come from pages in the Google top 10 (Ahrefs). Then it adds exact answers, mentions on other sites and clean structured data.

### Which sources do AI assistants use to pick a property manager?

Manager sites, review sites and lists. For Chicago owner questions, the most cited sources were manager sites, Yelp, Expertise.com and Thumbtack (our baseline, 144 answers). For renter questions, listing sites get 72% of citations (Peek).

### How long until AI names my company?

We do not promise a date. AI answers change from run to run. We track the same owner questions every week and report what changed. Our first case study publishes its 90-day results on 2027-01-14.

### Do you work with Section 8 property managers?

Yes. Many owners do not know how the Housing Choice Voucher program works, and few manager sites explain it well. We found no published GEO case study for Section 8. A manager who answers it clearly has room to be the source that AI quotes.

### How do I know if AI sends me owner leads?

We measure 3 things: visits from ChatGPT, Gemini, Claude and Perplexity, AI crawler visits to your pages, and a “how did you hear about us” question on your owner form. AI links do not always pass a referrer, so the visit count is low. The form answer fills that gap.

### What does it cost?

The AI visibility audit is free. Starter is $750 a month. Growth is $2,000 a month, or $1,500 a month on 12 months. These are first prices, and you can stop any month.
