Which agencies do GEO for property management companies?
A GEO agency is a marketing firm that works to get its clients named and linked in AI answers. This list compares 11 companies that sell GEO or AEO work. Ten serve PM companies; FirstIndex serves software companies and is our model. GEO (getting cited by AI answers) and AEO (answer engine optimization) mean the same job here. The job is to make ChatGPT, Gemini, Claude and Google AI Overviews name and link your company.
We picked the list from our own test. On 2026-10-18 we asked ChatGPT, Claude and Gemini 20 prompts, 2 runs each. The answers named ClearLead Digital and Goodjuju Marketing 9 times each, and Upkeep Media 8 times. ApartmentSEO and Resident360 got 6 names each, and Digible 5 (our data). The answers cited clearleaddigital.com 22 times and propertymanagerwebsites.com 11 times.
We run Citata.ai, so weigh our entry with that in mind. We sort the list by audience: single-family managers first, then multifamily, then general. Inside each group, we sort by how central AI search is to the offer: a named GEO service first, AI work inside an SEO plan next, a report or copy add-on last. Each fact comes from the company’s own site, checked 2026-10-18. “Not stated” means we did not find it on their pages.

What does GEO for property management include?
GEO for property management is mostly good SEO, aimed at the questions landlords ask AI. Goodjuju Marketing says so plainly on its GEO page. A full GEO service usually includes 6 parts:
- Baseline. Ask ChatGPT, Gemini, Claude and Google AI Overviews a fixed set of landlord prompts. Record who they name and which sites they cite.
- Landlord answer pages. Fees, contracts, screening, Section 8, and one page per city you serve.
- Facts AI can read. Schema, a clear About page, the same name, address and phone on every listing.
- Third-party sources. Reviews on Google, Yelp and Thumbtack, plus directories that AI cites. Upkeep Media names NARPM, AppFolio and Buildium as citation targets.
- Fixes. Wrong fees, old addresses or missing cities in AI answers get fixed at the source.
- Weekly or monthly report. The same prompts again, with changes in citations and landlord leads.
How much do GEO agencies charge?
GEO agencies charge PM companies from $99/mo to $25,000/mo, based on their public price pages. The price follows the scope.
| Scope | Public price | Example |
|---|---|---|
| AI visibility report only | $99/mo | Property Manager Websites AIO Reporting |
| PM content and reviews plan with AI copy | $349–$1,199/mo plus setup | Fourandhalf |
| PM SEO plan with AI work included | $1,185–$7,930/mo | ClearLead Digital, Goodjuju Marketing |
| Done-for-you GEO as the main job | $750–$2,000/mo | Citata.ai, FirstIndex |
| Multifamily portfolio retainer | $8,000–$25,000/mo | Teramok |
The common claim that GEO agencies charge $2,000–$25,000/mo matches two ends we verified. FirstIndex starts at $2,000/mo. Teramok tops out at $25,000/mo. Many PM agencies sell below that band, because they fold AI work into an SEO plan.
Upkeep Media, ApartmentSEO and Resident360 do not publish prices. Ask them for a quote in writing.
How do you pick a GEO agency for property management?
Pick a GEO agency by its method and its reports, not by its claims. Ask each agency these 6 questions before you sign:
- Do you take a baseline first? Without a “before” number, nobody can show a change.
- Which prompts do you track? Ask for the list. It should match how landlords ask, like “best property manager in Tampa for a single-family home”.
- Which engines do you check? ChatGPT, Gemini, Google AI Overviews, Claude, Perplexity and Copilot give different answers.
- What is in the report, and how often? Look for citations by prompt and engine, and landlord leads from AI.
- Who checks the content? A person must read each page before it goes live.
- What proof can you show for AI results? Many case studies show door growth or Google rankings, not AI citations. Both are useful, but they are not the same.

What are the red flags when you hire a GEO agency?
The biggest red flag is a guarantee of a #1 spot in ChatGPT. AI answers change by engine, by run and by week. No agency controls them.
Other red flags:
- Bulk AI content. Hundreds of thin city pages can break Google’s “scaled content abuse” policy (Google Search Central).
- A score with no prompts. An “AI visibility score” means little if you cannot see the prompts and answers behind it.
- Citation counts with no method. Ask which prompts, which engines and which dates.
- No baseline. Without a start point, the agency can claim any result.
- Long lock-in with no report. ClearLead Digital, Goodjuju Marketing and FirstIndex all sell month to month.
Where does Citata.ai fit?
Citata.ai is a done-for-you GEO service for US property management companies with 50 to 500 doors. We run Citata.ai, so weigh our entry with that in mind.
What we do: a free AI visibility audit, then one human-checked change a day and a report every Monday. Starter costs $750/mo. Growth costs $2,000/mo, or $1,500/mo on 12 months. These are first prices.
What we cannot show yet: client results. Our first case study is Fridman Properties in Chicago. Its owner is CEO of MyRemotely, our partner, so it is a related party. Results are due 2027-01-14. Today AI names Citata.ai in 0 of 108 non-brand answers in our own test (our data, 2026-10-18).
If you want an SEO-first agency with published door-growth case studies, look at Goodjuju Marketing or Upkeep Media. If you want GEO as the main job and a weekly report, see our GEO service.
Questions
Which agencies do GEO for property management companies?
ClearLead Digital, Goodjuju Marketing, Upkeep Media, Fourandhalf, Property Manager Websites and Citata.ai sell AI search work to single-family managers. ApartmentSEO, Resident360, Teramok and Digible serve multifamily operators. Most sell GEO as part of an SEO plan, not as a separate service.
How much does GEO cost for a PM company?
Public prices on agency sites run from $99/mo for AI visibility reporting (Property Manager Websites) to $8,000–$25,000/mo for multifamily retainers (Teramok). Most PM SEO plans with some AI work cost $1,185–$2,299/mo (ClearLead Digital, Goodjuju Marketing). Prices checked 2026-10-18.
What is the difference between GEO and AEO?
GEO (generative engine optimization) and AEO (answer engine optimization) both mean work that makes AI answers name and link your company. Agencies use the two terms for the same work, and most build it on top of SEO.
Can a small PM company with under 100 doors afford GEO?
Yes. Several PM agencies publish plans under $1,300/mo, and Property Manager Websites sells an AI visibility report for $99/mo. Citata.ai Starter costs $750/mo and fits companies with 50 to 500 doors.
Can an agency guarantee that ChatGPT recommends my company?
No. ChatGPT, Gemini and Google AI Overviews change their answers from run to run and week to week. An honest agency promises work and reports, not a rank.
What is a good alternative to FirstIndex for property managers?
FirstIndex sells done-for-you AI visibility to software companies for $2,000/mo. Citata.ai copies that model for US PM companies, at $750/mo (Starter) or $2,000/mo (Growth). ClearLead Digital and Goodjuju Marketing are SEO-first options that serve only PM companies.
